I collect information in the following ways:

Property listings displayed on this Site are sourced from the REALTOR® Association of Acadiana MLS via the Spark Platform IDX data feed. This data is provided under a license agreement with RAA and is subject to the following terms:

• Listing data is refreshed regularly and presented for consumers' personal, non-commercial use only.
• All MLS data displayed remains the property of the RAA and its Participants. I do not claim ownership of, and do not sell, redistribute, or sublicense, any MLS Content.
• Each listing detail page displays required source attribution and MLS disclaimer language as mandated by RAA Policies and the Spark Developer Agreement.
• You may not scrape, harvest, copy, or redistribute listing data from this Site.

The Spark Platform used to deliver listing data may collect usage information per FBS's Privacy Policy.

• To respond to your inquiries, schedule showings, and provide real estate services.
• To send email updates or market reports you have opted in to receive.
• To provide access to personalized features (saved searches, favorites, home valuation) once your email is verified.
• To comply with MLS data license requirements, including listing view audit logs.
• To improve Site performance, diagnose technical issues, and understand how visitors use the Site.
• To comply with applicable laws and regulations.
• Text messages (SMS): If you select “Text” as your preferred contact method and provide explicit consent on a contact form, I may follow up by text message regarding your real estate inquiry. See Section 3a below.

I do not sell, rent, or trade your personal information to third parties for marketing purposes.

This Site gives you the option to select “Text” as your preferred contact method on inquiry forms (contact, home valuation, and listing inquiry forms). When you do, the following applies:

• Consent is required. A separate SMS consent checkbox is shown before you submit. Checking this box means you agree to receive text messages from Jeanne de Clouet regarding your real estate inquiry. The checkbox is never pre-checked.
• Message and data rates may apply depending on your mobile carrier and plan.
• Opt-out. If automated text messages are sent, you can reply STOP at any time to stop receiving them. You may also opt out by contacting me at jeanne@declouet.com.
• Manual follow-up only (Phase 1). At this time, text messages sent to you are personal, manual texts from Jeanne — not automated marketing messages. Automated transactional SMS may be added in a future phase, subject to the same explicit opt-in requirement.
• Consent evidence. When you check the SMS consent box, I record the exact consent text accepted, the timestamp, and the page where consent was given. This is for legal compliance and to honor your preferences accurately.
• Your phone number is not shared. Your phone number is used only to respond to your inquiry and will not be provided to third parties for marketing purposes.
• SMS is optional.You are never required to provide a phone number or agree to text messages to use this Site or submit a contact form. Choosing “Email” or “Call” as your preferred contact method works the same way.

I share personal information only in the following limited circumstances:

• Service providers: I use Amazon Web Services (SES) to deliver transactional emails (magic-link authentication, contact confirmations). These providers process your information only as necessary to deliver the service and are bound by confidentiality agreements.
• Legal compliance: I may disclose information if required to do so by law, court order, or government authority, or to protect the rights, property, or safety of myself, users, or others.
• Business transfer: In the unlikely event of a business sale or transfer, personal information may be transferred as part of that transaction, subject to the commitments in this policy.
• MLS audit rights: Under my data license with RAA, the REALTOR® Association of Acadiana and its authorized representatives may audit my systems and access listing usage data to verify compliance with IDX and AVM rules.

This Site integrates the following third-party services that may process your data:

I implement industry-standard security practices to protect your personal information, including:

• HTTPS (TLS) encryption for all data in transit.
• HttpOnly, Secure authentication cookies to prevent JavaScript access.
• Hashed and signed JWT tokens — never plain-text credentials stored in browser storage.
• Access controls limiting database access to necessary application processes only.

No method of electronic transmission or storage is 100% secure. While I strive to use commercially acceptable means to protect your information, I cannot guarantee absolute security. If you believe your account or data has been compromised, please contact me immediately at jeanne@declouet.com.

You have the following rights regarding your personal information:

• Access & correction: You may request a copy of the personal information I hold about you or ask me to correct inaccurate information.
• Deletion: You may request deletion of your account and associated personal data. Note that anonymized listing view audit logs required by my MLS data license may be retained.
• Opt-out of marketing email: Every marketing email includes an unsubscribe link. You may also contact me directly to opt out.
• Opt-out of text messages: If you have consented to receive text messages, you may withdraw consent at any time by replying STOP to any text message or by contacting me at jeanne@declouet.com.
• Cookies: You can configure your browser to refuse cookies or alert you when cookies are set. Disabling cookies may affect Site functionality (e.g., login sessions).

This Site is not directed to individuals under the age of 18. I do not knowingly collect personal information from children. If you believe a child has provided personal information through this Site, please contact me and I will promptly delete it.

If you are a California resident, you have additional rights under the California Consumer Privacy Act (CCPA), including the right to know what personal information is collected, the right to delete personal information, and the right to opt out of the sale of personal information.
